Can a Moisture Meter Detect Mold?

Mold is a biological growth; a moisture meter measures electrical properties of a material. The link is that mold cannot grow without sustained moisture, so a meter maps the conditions for mold rather than the mold itself.

A moisture meter cannot detect mold. It measures electrical resistance or dielectric change in a material and infers water content; mold is a fungus growing on the material, and the meter has no way to sense it. What the meter does is find the sustained moisture that mold requires. A wall reading wet for weeks is a wall where mold is likely; a wall reading dry is one where mold is not currently growing at that depth, though old or hidden growth may still be present.

What mold needs

Mold spores are everywhere. Growth requires a food source (paper facing, wood, dust, paint), a suitable temperature (most indoor temperatures), and, the limiting factor, moisture. The usual threshold is a surface relative humidity above about 80 percent sustained for days to weeks, or an equivalent water activity in the material. In wood that corresponds to a moisture content around 16 to 20 percent and above; decay fungi need over 20 percent. What the meter tells you

Where the meter misses

  • Hidden cavities. Pinless meters read 15 to 40 mm deep; pins read to their tips. Mold on the back of drywall or on insulation in a cavity can sit beyond that.
  • Dried-out mold. A leak repaired last year leaves mold that is dormant and dry. The meter reads dry; the mold is still there and can release spores.
  • Condensation cycles. A surface that is wet every night and dry every afternoon may read dry at inspection time. A humidity logger by the surface catches the cycle.
  • Surface films. Mold on tile grout or bathroom sealant grows on a film of moisture the meter cannot sense.

What confirms mold

  1. Visual inspection: discoloration, fuzzy or slimy growth, staining in patterns that follow moisture paths.
  2. Odor: the earthy, musty smell of microbial volatile organic compounds. A TVOC sensor may register it but cannot identify it; see what TVOC is.

  4. Sampling: tape lift or swab from a surface, or air sampling, analyzed by a laboratory.
  5. Opening a small section where staining and readings suggest a problem.

Using the meter well

Scan the suspect area and its surroundings with a pinless meter to map moisture. Compare with a known-dry reference of the same material. Confirm wet spots with pins. Then find the cause: leak, condensation, rising damp or humidity. Fix the moisture, dry the material, and only then deal with any mold. Mold treated without removing the moisture returns.
