Does a home inspector need both a pin and a pinless moisture meter?
Most working inspectors carry both functions. What moisture reading should be flagged in an inspection report?
There is no universal number. Wood readings are a percentage that depends on species correction; drywall and masonry readings on most meters are relative or comparative scales that only mean something against a dry reference on the same material. Will a pinless meter read through tile, paint or wallpaper?

Klein states detection up to 3/4 in below the surface through an electromagnetic field sensor, and it is explicit that the meter is calibrated for drywall, masonry, hardwood and softwood only, which is an honest limit that many lower-cost listings skip.
Readings are relative moisture content shown on a reverse-contrast display with nine LED bars, so the workflow is to scan a dry reference area first and then watch for the bars to climb. That suits leak tracing and flood follow-ups and is the method the manufacturer describes for both.
The body has 2 m drop protection, a hold function, low battery warning and auto power-off, and it runs on a 9V battery. An inspector rarely uses a moisture meter to discover a problem. The Extech MO265 and MO290 reach the same result differently: a pinless sensor in the body and a remote pin probe on a cable, 3 ft long on the MO290. The limits: material correction and pin damage
Two limits belong in every report that cites a meter. First, drywall, plaster, masonry and concrete readings on these meters are relative or comparative unless the meter has a dedicated material mode, so a value only means something against a dry reference on the same material in the same house; concrete slab testing for flooring uses relative humidity probe methods that a pinless meter can only estimate. Wood readings need a species correction, which the Tramex listings provide through density adjustment tables and the MEX5 through adjustable specific gravity. Second, pins leave holes. Two small punctures in a painted wall or a finished floor are visible to a homeowner, so pin readings belong in closets, behind baseboards or in areas already scheduled for repair, and the pinless scan should do the searching. Pinless sensors have their own trap: metal studs, pipes and wiring behind the surface raise the reading, which is why a rising number that follows a stud spacing is not a leak.
